The Gold Coast approved around 6,160 new dwellings in the most recent reporting period — second only to Brisbane nationally — with the northern corridor through Coomera and Pimpama carrying much of that growth.

Coastal exposure is a design input, not a formality

Wind loading and salt exposure are real engineering considerations here in a way they are not five kilometres inland. Beachfront and canal-front sites need fixings, finishes and detailing specified for the environment, and structures that will be sheeted or screened need that accounted for in the design rather than added afterwards.

Corrosion is the long tail of getting this wrong. It does not show up at handover; it shows up in year four.

Body corporate and strata work

A large share of Gold Coast construction is remediation and refurbishment of existing buildings — concrete repair, balustrade replacement, waterproofing and repainting on occupied towers. That brings constraints a new build does not have: residents living in the building, restricted noise hours, balconies people expect to keep using, and access that must be safe for people who have had no site induction.

We plan these jobs around the residents, because a body corporate fielding daily complaints does not award the next stage.

Canal-front and constrained lots

Waterfront blocks leave very little room between the building and the boundary, and often bring revetment walls, marine structures and difficult ground into scope. Set-out and access planning matter more than anything else on these sites.

The northern growth corridor

Coomera, Pimpama, Helensvale and Ormeau are a different market again — flatter greenfield land, estate covenants, volume-builder competition and buyers comparing on price and inclusion list. Delivery there is about repeatability and programme certainty.

Do Gold Coast projects cost more than Brisbane?

Not inherently, but the drivers differ. Coastal exposure raises specification on fixings and finishes, high-rise and strata work carries access and staging costs a suburban block does not, and canal-front sites often bring difficult ground. A like-for-like house on flat land in Coomera prices much like the same house in Logan.

Can you work on an occupied building?

Yes. Occupied remediation and refurbishment is a large part of Gold Coast construction. It requires safe public access, hoarding and screening, staged works that keep the building usable, and sequencing that respects body corporate noise hours.

What should I know about building near the water?

Specify for the environment. Salt exposure attacks fixings, fittings and finishes that would last decades inland, and wind loading changes the engineering on anything sheeted or elevated. These are cheap decisions at design stage and expensive ones at year four.
