The operating system behind every Nucore project

We did not build these systems to sell them. We built them because we needed them. They run our own jobs first — which is the only honest reason to put them behind somebody else's.

AI does not pour concrete. It does the half of construction that happens on a screen — and that is the half that decides whether the job makes money.

Every construction business runs two operations at once. There is the one on site, which is visible, physical and where all the attention goes. And there is the one behind it — estimating, coding, claiming, documenting, chasing, reporting — which is invisible, relentless, and where profitable companies quietly bleed to death.

The second operation is almost entirely information work. It is exactly the kind of work that AI is genuinely good at, and it is the reason we describe ourselves the way we do.

What runs on the platform

MODULE 01

Estimating & cost control

Take-off and pricing against a structured framework of 165 cost codes spanning the full lifecycle — from soil test and certifier fees through to driveway and landscaping. Nothing falls into a miscellaneous bucket.

MODULE 02

Variation capture

A photo and a voice note from site becomes a properly worded variation request the same week. Causes are coded across 39 categories — drawing error, estimating omission, price movement, weather, site conditions — so the same mistake is never paid for twice.

MODULE 03

Progress claims

Claims prepared and issued to the statutory timeframes under Queensland's Building Industry Fairness (Security of Payment) Act 2017. A claim that misses a deadline is a right you no longer have.

MODULE 04

Quality assurance

34 trade-specific checklists, from formwork and waterproofing through to metal roofing, scaffold and final clean. No completed checklist and certification, no progress payment.

MODULE 05

Scopes of work

Written scopes across 34 trade packages. It eliminates the most common source of dispute on a construction site: two people with two different ideas of what was included.

MODULE 06

Bilingual site reporting

One set of data, three views — English for the crew, Chinese for management, and compliant English documentation for builders, certifiers and inspectors. Nothing on the market does this, because nothing on the market was built for it.

MODULE 07

Cash forecasting

Cash and margin forecast as two separate numbers, monthly. A job can be profitable on paper and still run out of money — and by the time that shows up in a bank balance it is already too late.

MODULE 08

Finance & payables

Bookkeeping, invoicing, supplier reconciliation and payables, with the statutory reporting obligations that apply to building and construction businesses.

MODULE 09

Marketing & pipeline

Content, landing pages, capability submissions and tender responses produced at a volume and speed that a traditional small builder cannot match — because the constraint was never ideas, it was drafting time.

Why it matters

The number that predicts a builder's collapse

Here is a calculation almost no small builder performs, and the one we watch most closely:

Remaining amount you can still claim ÷ Remaining cost to finish the work

If that ratio drops below 1.0, the business is mathematically unable to complete its own contracts from its own revenue. It can only continue by funding old jobs with deposits from new ones. Everything after that is a countdown.

It is not a complicated number. It is simply one nobody calculates, because doing it by hand across eight live projects every month is tedious enough that it never quite gets done. Automate it and it takes seconds.

This is what we mean when we say the platform is not a novelty. Most construction failures are not caused by bad building. They are caused by good building that nobody was measuring.

Profitable on paper, out of cash in practice. It is the most common way a builder dies, and it is entirely preventable with arithmetic.

Questions about the platform

Is AI replacing builders at Nucore?

No. AI does not pour concrete, hang a door or read a site. It does the administrative half of a construction project — drafting variations, preparing claims, coding costs, summarising reports, translating, and flagging numbers that are drifting. That work is real, it consumes enormous time, and doing it badly is what sinks construction companies.

Who is accountable if the system gets something wrong?

We are. A person reviews and signs every price, every claim and every variation before it leaves the office. The platform drafts and checks; it does not approve.

Can I license the platform without Nucore building my project?

It is not sold as standalone software. It is provided as part of our partnership service, where we operate it on your behalf alongside marketing, project management, administration and finance.

How is this different from Procore or Buildxact?

Those are excellent products and they are English-only tools that you buy, configure and staff yourself. We provide a system that already contains our cost codes, our checklists and our scopes, operates bilingually, and comes with the team that runs it. You are not buying software; you are buying an outcome.
